Foundation and Company Background

Information about Malta SIR - a real estate agency that is owned by a Maltese business development group and part of a global real estate network.

Malta Sotheby's International Realty is the Maltese arm of the Sotheby’s International Realty Affiliates LLC, (SIR) a global real estate company which in turn is a subsidiary of Realogy Holdings Corp (which incidentally includes the RE:MAX group which also operates in Malta). Realogy is a global leader in real estate franchising and provider of real estate brokerage and in SIR they created a network to provide independent brokerages with a powerful referral program and strong marketing for luxury property listings.

The formation of Malta SIR was funded by the CSB Group which offers diverse yet specialized business solutions and commercial services to a vast portfolio of corporate and private clients seeking to set up a business or relocate to Malta. The investment by CSB is a natural extension of their portfolio and is aimed at attracting prestigious international buyers into Malta.

Despite being part of a huge network, each SLR office is independently owned and operated in order to provide clients with that specialized, tailor-made service for each location.

Malta SIR is co-owned by Michael J Zammit, CEO of the CSB Group and Tony M Zammit, Group Chairman of CSB Group (who plays no part in the running of the Malta SIR business.)

The Branch Network

There are two branches as of 2020, located at

• Sotheby's Tower Road - Sliema
• Sotheby's Portomaso Marina - St. Julian’s

These two branches are part of the wider SIR network which is 880 branches in 69 countries.

Malta SIR Employees

The Sotheby’s International Realty network currently has more than 20,000 sales associates of which 14 – according to the website – work in the two branches in Malta as of 2020. Each and every member of the SIR Malta team is vastly experienced in the domestic real estate scene.

Malta SIR Operation

As the mission of Malta SLR is to attract prestigious clients from Malta and other countries, the listings are geared to the high end and luxurious end of the real estate market in Malta.

Buying and selling: SLR list high-quality homes of all kinds from luxury flats to seaside villas, penthouses, and exceptional houses of character in Malta and Gozo. Each is extremely well presented on the website with multiple photographs. Listings also include plots of land for development and a high percentage of properties exclusive to SIR. Waterfront properties and lifestyle developments including those in Special Designated Areas (SDA) have their own section on the website.

Commercial: As with the residential market, commercial listings are at the high end. Properties include furnished, unfurnished, finished offices and co-working spaces in desirable locations for commercial activities serviced offices and existing businesses such as hotels and bed and breakfasts. As with residential properties, waterfront properties have a dedicated section as do highly attractive commercial developments in SDAs.

Rentals: Properties for rent run the spectrum of high-end properties and also includes holiday homes. Monthly rentals of residential properties range from €1,000 per month for a 1 bedroomed apartment to €10,000 per month for an incredible palazzo to €25,000 per month for a palatial 6-bedroomed villa with pool. Commercial properties to rent are also among the listings.

Commission and Fees

As no figures are disclosed, it can only be assumed that Sotheby’s International Malta abides by the standard 5% commission fee for all successful property transactions, with the added potential for a lower figure when customers agree to a sole agency contract with the company.
