Founded in 2011, Excel Homes Real Estate Ltd is a leading agency dealing with up-market property. The company was started and is still headed by Daniel De Bono, who now has more than 20 years of experience in Maltese real estate.

The company has a vast portfolio with a focus on quality properties. All types of property are represented in both Malta and Gozo with an emphasis on quieter, more selective and most sought-after areas.

Excel Homes Operations

Excel Homes operates as a full-service real estate agency.

Property sales: Clients looking to sell can register directly on the website or via walk-in to one of the branches. Buyers are also able to register their requirements on the website. Staff are all experienced negotiators and all sales viewings are made in person with an Excel Homes agent in attendance. Excel Homes has a specialist department for after-sales and also offers turnkey services.

Lettings: Excel Homes has one of Malta’s largest databases of residential properties to let, and they also deal with commercial lettings. Property for expats sourced by corporate clients are an important aspect of the lettings business.

Property management: The agency acts as property managers for properties that are leased by tenants but also for properties that are left unoccupied for periods of time, i.e. holiday homes. As well as dealing with all aspects of tenancy issues, the Excel Homes property management service includes maintenance.

Special services: Working with a number of Maltese businesses, Excel Homes is able to provide a whole range of financial, legal and architectural services relating to property. They work with a network of legal firms, accountancy firms, surveyors and architects, banks and foreign exchange brokers.

Commissions and Fees

The fees charged by Excel Homes are in line with the general rates in Malta.

Sales:

Sole agency agreement:  3.5% sale value + 18% VAT payable by vendor

Not under sole agency agreement: 5% sale value + 18% VAT payable by vendor.

 Residential rental

Long term lets (6 months and over)

Half one month’s rent + 18% VAT payable by lessor and

Half one month’s rent + 18% VAT payable by lessee

Short term lets (under 6 months):

10% of total rent + 18% VAT payable by lessor, and

10% of total rent + 18% VAT payable by lessee

Commercial lets

10% of one year’s rent + 18% VAT payable by lessor, and

10% of one year’s rent + 18% VAT payable by lessee

In case of premium, 5% of premium + 18% VAT payable by lessor
