Formation and Company Background

Information about SQL  - a privately owned real estate agency based in Malta.

SQL was founded in September of 2001 by businessman Joseph Sullivan. In February 2022, Mr Sullivan handed over the reins to Inside Homes Malta Founder and CEO Ludwig Farrugia.

Farrugia keeps himself very active in the day to day running of the business to ensure that the standards and attention to detail he set at the outset are still being upheld. The company originally started as a lettings company called Selective Quality Lettings Ltd in Sliema before moving office and branching out to include property sales. It is known today by the shorter name of SQL so as not to push focus on its letting activities, rather to reflect its full function.

The Branch Network

SQL operates just a single branch in Malta located on George Borg Olivier Street in St. Julian’s. to be exact. This is both a convenient and coveted location right on the edge of Spinola Bay that showcases some of the best scenery and atmosphere that Malta has to offer.

SQL Employees

Including the CEO Ludwig Farrugia, SQL has a total staff compliment of 10 – each of whom is listed on the website. Job roles include property consultant, letting agent, and admin.

The SQL Operation

Although originally dealing with the lettings market SQL now operates across the whole real estate market in Malta and Gozo.

Rentals: SQL lists a very wide selection of properties to rent managed by a team of professional letting consultants who are knowledgeable and are available to assist renters and landlords’ clients throughout their rental period and further. The company deals with short and long term lets and also holiday rentals. Rentals are in both the residential and commercial sectors.

Holiday rentals: SQL go beyond just listing; they offer the complete holiday package. They arrange for the let of the property and will also organise airport transfers, welcome food packages, car hire, and guided tours, plus any other services that may be required by holidaymakers.

To make it easier for landlords, SQL has a lease agreement available to download from the website.

Buying and Selling:  All types of properties are represented across Malta and Gozo.

They have a special section for lifestyle properties which includes desirable homes to buy and rent from quayside apartments and penthouses to spectacular palazzos and superb houses of character.

Another special section is given over to Special Designated Areas. Each SDA is described but the properties available are included in the general and lifestyle listings.

A very useful feature of the website is the function whereby you can input your search parameters and a member of the SQL will contact you with properties and information matching your criteria.

To complement the buying and selling operation, the SQL website has a page dedicated to Home Finance. The page lists the main banks offering home finance in Malta and also features a handy mortgage calculator.

Commission and Fees

Though undisclosed on the SQL website, it is safe to assume that the company operates at the standard 5% fee for sales, with the potential for a lower commission fee if the client agrees to a sole agency contract. Similar assumptions are made for lettings fees (the standard of the equivalent of half a month’s rent, plus VAT for both lessee and lessor).

Reasons to Choose SQL

SQL might be slightly smaller scale than lots of the other real estate agencies across the Maltese islands, but customers are treated to dedicated and tailor-made service. The holiday letting service is particularly attractive.
